Regeneration Overview

The Aylesbury Estate which lies to the east of the Walworth Road, and north of Burgess Park, in the London borough of Southwark, is one of the most well-known estates in Europe. The estate encompasses 285,000 square metres and is home to over 7,500 people.

Over the last six years the Aylesbury New Deal for Communities (NDC) has been running a £56 million social programme on the estate. Benefits for residents have included more jobs, greater economic prosperity, improved environmental quality and lower crime levels which have all contributed to a changed perception and a view that at long last the area is moving in the right direction.

On September 27, 2005, due to the poor quality of the buildings on the estate, Southwark Council’s executive committee made the decision to demolish the estate in stages over the next 15 years and replace it with new housing, recreational spaces and an improved quality of life for everyone that lives there.

Southwark Council is working in partnership with the Aylesbury NDC, local residents and a range of external partners such as housing associations, and a masterplanning team Urban Initiatives to deliver the Aylesbury regeneration programme. The new area will include around 2,200 homes for rent under housing association control and around 2,700 homes for sale or shared ownership. There will also be the provision of recreational space, health/medical facilities, childcare facilities and youth facilities. We have made much progress to date to ensure that residents aspirations are met in the creation of their new neighbourhood.
